Why The Design-Bid-Build Method Has Significant & Costly Issues

What is the Design-Bid-Build?


The design-bid-build method involves an architectural agency going ahead and designing how the building will look. Once the architecture plans are completed, approved, and paid for, they go to the owner. It is now the owner's responsibility to find bids from building contractors.

Once the owner has chosen a bid that works with their budget, the building will start. Sounds good, right? Is it nothing that you haven't heard before? That's how most people build buildings. However, this process offers many opportunities for unexpected problems. That will dig into your budget.


Cons of the Design-Bid-Build


1. Lengthy Timelines


The timelines are going to be a severe problem, and that is why I mention it first. When you are scouring through different solutions, it will become apparent the weeks are going to add up throughout the process.


The bidding process alone can take weeks. The bottom line is when you have a banker, architect, and contractor working for their interest, not the owners. The entire process becomes cumbersome and filled with costly mishaps that are difficult to forecast. When one company is in-charged of the process, the work will be seamless—creating minimal mistakes saving you time.


When you are trying to set up a new dental or medical practice, you will not enjoy the idea of an extended timeline. Long timelines cause stress and lost opportunities. There are other facets to think about when starting a practice. Please don't waste your energy with unexpected lengthy timelines.

Suppose you want to move things along briskly and enjoy a professional approach to your project. I believe you should avoid the design-bid-build process. It merely takes your time away. Sometimes, the process gets delayed to the point it is inconvenient for everyone involved.


2. Changing Costs


The costs are something you will want to account for when it comes to the design-bid-build method. When you are working through different companies, you will realize how unpredictable the costs can be. It will not be straightforward, and you won't know the final price until the design process is done and paid for. You will also not know what the contractor will need to correct or change due to unforeseen construction issues.  In a nutshell, the method will be frustrating because setting a budget becomes difficult. It is no secret that the design-bid-build approach tends to have costs that change during each step, which creates unnecessary costs. 

 

3. Disjointed Processes


One of the cons associated with this method has a lot to do with the disjointed processes. You will not want to deal with multiple parties from start to finish, but that is what happens with this conventional construction method. The banker, designer, and building contractor are working in their interests. You will be the one that will have to keep an eye on all three parties—going back and forth, working on solving issues that you never anticipated. If you are trying to get things off the ground, do you want to negotiate with multiple parties? It is just not going to be worth it, and that is why most people become stressed out with this method.
